Appraisal Review
Homeowners have contacted Metro Residential Appraisals shortly after receiving an appraisal report back from a potential lender or Attorney who has engaged another appraiser in the assignment. We have been asked to perform a Field Review of that appraisal report to perform a double check it's content for accuracy. A Feild Review entails our appraisers to perform an exterior observation of the homeowner's property and all of the comparables used in that report. We then perform an extensive search in the Local Multiple Listing service and make a determination if there any other more appropriate comparable sales which may or may not produce a different creditable result in value.

The assessed value of your real estate should equal what the property would easily sell for (appraised value). If the assessed value exceeds what the property would easily sell for you should file an appeal.
